What Speeds a Job Up or Slows It Down
- Size and shape. Every hip, valley, dormer and chimney adds cutting and flashing work.
- Pitch. Steep roofs need extra safety setup and slower, more careful work.
- Layers to remove. Two layers of old shingles take longer to tear off than one.
- Hidden damage. Rotted decking found during tear-off has to be replaced before the new roof goes on.
- Material. Metal panels and stone-coated steel take longer than shingles.
- Weather. Central Texas storms build fast in spring. Crews won't open a roof when rain is likely, so a stormy forecast can move a start date or stretch a job by a day.
What a Shingle Replacement Day Looks Like
- Setup: tarps over plants and walkways, a dumpster in place, materials on site.
- Tear-off: the old roof comes off one section at a time.
- Deck check: soft or damaged decking is replaced.
- Dry-in: drip edge, ice and water barrier and underlayment go down, so the house is protected even before shingles are on.
- New roof: starter shingles, field shingles, flashing, pipe boots, vents and ridge caps.
- Cleanup: debris hauled away and a magnetic sweep of the yard and driveway for nails.
Most jobs are watertight by the end of the first day, even when detail work continues into a second day.
Living at Home During the Work
You can stay home. It is noisy, so plan around naps, pets and work calls. Move cars out of the driveway, take fragile items off walls next to the roof, and keep children and pets away from the work area. If you have a pool or garden near the house, let the crew know so they can cover it.
