Asphalt Shingles

Two main types: 3-tab and architectural. We almost never recommend 3-tab anymore. They’re thinner, lighter, and fail faster in Austin’s heat and wind. Architectural shingles cost 15-20% more but last nearly twice as long โ€” 25 to 30 years versus 12 to 18 for 3-tabs. The laminated construction also handles wind better, with most lines rated for 130 mph.

Biggest weakness in Austin: heat. Attic temperatures hit 150-160ยฐF in summer, and that cooks shingles from below if ventilation isn’t right. We’ve torn off 10-year-old shingle roofs where the asphalt was completely baked out because no one checked the soffit vents during installation.

Clay and Concrete Tile

Tile roofs are all over older Austin neighborhoods โ€” River Oaks, Tanglewood, Memorial. A properly installed tile roof lasts 50 to 100 years. The tiles themselves are nearly indestructible. What fails is the underlayment beneath them, which typically needs replacement every 20-30 years.

In Austin's competitive roofing market, understanding this helps homeowners make better decisions. The downside is weight. Tile weighs 2-3x more than asphalt per square foot. Not every roof structure can handle it without reinforcement. We do a structural assessment before speccing any tile job. If your trusses aren’t rated for the load, we’ll tell you before you commit.

Concrete tile is the budget alternative to clay. Similar look, similar lifespan, about 30% cheaper. Both handle Austin's heat well โ€” tile is naturally breathable and doesn’t absorb heat the way asphalt does.

Flat Roof Systems (TPO, Modified Bitumen, PVC)

Flat roofs are rare on Austin homes but common on modern builds, additions, and any structure with a parapet. The three main systems:

Austin-area homeowners should pay particular attention to this, as TPO โ€” heat-welded thermoplastic membrane. White, reflective, handles ponding water. We use 60-mil or 80-mil depending on the application. Most popular flat roof material right now, and the one we install most often on residential additions. 20-30 year lifespan.

In the Austin market, where construction costs run 8-12% above state averages, Modified bitumen โ€” rubberized asphalt membrane, torch-applied or self-adhered. Tougher than TPO against foot traffic and punctures. We spec mod-bit on rooftop patios and any flat area that sees regular access. 15-25 year lifespan.

PVC โ€” similar to TPO but with better chemical resistance. We use PVC on homes near industrial areas or where rooftop venting exposes the membrane to grease or chemicals. Slightly more expensive than TPO. 20-30 year lifespan.

Wood Shake

Cedar shake looks great. But in Austin’s climate, it’s a maintenance commitment. Humidity promotes moss and rot, and the fire risk means higher insurance premiums in most zip codes. We install cedar shake when clients specifically request it and understand the maintenance requirements โ€” annual treatments, periodic replacement of split shakes, and moss removal.

Lifespan in Austin: 20-25 years with maintenance, closer to 15 without. Synthetic shake products (polymer-based) offer a similar look with none of the moisture issues. Worth considering if you love the aesthetic but not the upkeep.

Slate

Natural slate is the longest-lasting roof material you can buy โ€” 75 to 200 years. It’s also the most expensive and the heaviest. Genuine slate installations in Austin are rare and typically limited to high-end custom homes where budget isn’t the primary consideration.

If you want the slate look without the structural requirements and cost, synthetic slate tiles are a solid alternative. They’re about 75% lighter and 50% cheaper while delivering a 50-year lifespan. We’ve installed synthetic slate on several homes in the Memorial area where the homeowners wanted the aesthetic but their trusses couldn’t handle real stone.

Choosing the Right Roof for Austin

Every material has trade-offs. Here’s how we think about it for Austin specifically:

Best value for most homes: architectural asphalt shingles. Owens Corning Duration or Owens Corning Duration with proper ventilation and a six-nail pattern. $8,000-$15,000 for a typical Austin home.

Best long-term investment: standing seam metal. Higher upfront cost pays back over 40+ years with zero re-roofing cycles. $18,000-$35,000 range.

Best for HOA-restricted neighborhoods: stone-coated steel. Metal performance that looks like tile. $14,000-$24,000.
